Most people think that a house plan is not all that important, but the truth is building a house without a good house plan can be very challenging. When I decided to build my own house, I dint give much thought on a house plan. I thought it was an easy job and so in my budget for building my new house I underestimated the amount of money I would use on it.
I thought I would just pay a good artist who would draw my new home to my preference and afterwards start my construction. Luckily, before proceeding with my plans I approached a construction company which guided me in the right direction. Here are some few things I learnt and would love to share about house planning.
So. What’s a house plan?
It’s simply a set of working or construction drawings that define all the construction specifications of a residential house e.g.: dimensions, materials, layouts, installation methods and techniques
House plan options
House plans come in set that can be categorizes into the following:
1. Study set
It includes a complete exterior view of your new home to be plus floor plans of the upper and lower floors with an exclusion of the roof foundation and details of your home. Depending on the designer, the study sets may or not be to scale and the information included in a study set varies. It helps you decided whether you can afford to build your new house or home.
2. Construction set
Unlike study sets, they are complete and include everything you need to build your home e.g. Exterior views and complete floors. It also includes details that explain how to build your home. If you considering a basic home plan package, which you will secure financing and settle all the details necessary to have your home built then construction site would be the best.
3. CAD set
It’s a complete house plan that is available in electronic file format. A cad set is very handy if you are planning to make major changes on your initial house plan. It’s usually requested from professionals. E.g. architectures
4. Reproducible sets
You can buy one if you think you may need minor changes made to your home plans. You can make copies but you are not allowed to buy more than one house without a license.
What to consider when selecting your house plan
It’s wise to spend quality time thing about which style you would like to live in. you and your family should sit down and ask yourselves the following questions. Do you want a modern or rustic style? Which style will be warm and welcoming to your quests? Which style would host the best value in your neighborhood? Which style suites your interior design?
2. Floor plans
They help you to have an idea of how big or small different rooms in your house will be. You are able to plan on how you will furnish or decorate your room. It’s wise to take a tape measure and measure the size of your current house in order to decide where to make your adjustments with your new house.
Consider the relationship between the rooms that compose the main living areas of a home. It is convenient for the kitchen to be centrally located allowing you to serve the breakfast nook and formal dining room with ease. However, does it suit your needs to have two spaces for dining, or will an eating bar and dining room are sufficient? If you like to entertain outdoors, you might consider a grilling porch as an extension of your kitchen. Perhaps you have large family. An open floor plan will provide a substantial space for gathering and entertaining. A wraparound porch or covered patio will be suitable for outdoor gatherings. On the other hand, if only a few people live with you or you prefer quite activities, a cozy den, library, or hearth room might be an element you want to include in your home plan. Think about your hobbies, too. Do you like to work out? Are you a movie watcher? Do you sew? Do you like woodworking? You may consider adding a workout room, media room, hobby room, or workshop to accommodate your needs.
4. Building site
It’s wise to buy land before one starts to make a house plan. Knowing the area and the type of terrain you choose to build on is helpful to properly plan the house and minimize the space of the land area. It plays a big part in the style, floor plan and functionality. For example, if the site is very small you need two floors. Make sure as you pick a couple of plans you evaluate them based on the lot as well

Luxury house plans
This kind of house plan combines size and style into a single design. Designed to offer maximum comfort and accommodations, the floor plans reflect designs that embody all that’s best about luxury living: open flowing floor plans that seamlessly integrate indoor and outdoor living spaces; broad, expansive verandas; corner less glass door systems; luxurious master suites; generous guest suites; and gourmet kitchens.
Beach House Plans
The houses are often raised making it suitable for shoreline sites. They are often used as vacation houses near water or even in mountain areas. It’s typical and features wide porches, constructed of wood with the main living area raised one level. The houses have a very distinctive look with their architectural style varying from Spanish to Mediterranean to traditional styles. They therefore reflect a wide range of interes
Victorian house plan
Victorian house plans tend to be large and irregular, featuring a multitude of bays and roof elements at varying heights. One or more porches provide quiet places to sit and visit with the neighbors. Every opportunity to add decoration is taken, with turned posts and spindles dressing the porch, elaborate brackets and bargeboards under the eaves, and stickwork or shingled patterns on the upper walls. Victorian homes are traditionally painted in exuberant color schemes.
